Rasmala Investment Bank Limited, a leading Dubai-based alternative investment manager, has completed its investment in a state-of-the-art logistics facility in Almelo, Netherlands.

The project, built over 15 months, features a large, robotics-enabled distribution center, built-to-suit, for a global outdoor fashion brand. This marks Rasmala’s third investment in the Netherlands, expanding its European logistics portfolio with a high quality, income generating asset.

The facility offers a solid return on investment while mitigating risks, further showcasing Rasmala’s expertise in cross border investments.

Project Highlights 

The project features a $41.4 million (€38 million) prime logistics facility spanning approximately 312,000 square feet with a height of 25 meters. It is secured by a 15 year lease agreement with a NYSE listed global tenant, featuring CPI indexed rent. Strategically located in XL Business Park in Almelo, one of Europe’s key logistics corridors, the facility adds significant value to Rasmala’s growing European logistics portfolio.

The facility, which includes a warehouse, office, and mezzanine area, provides 118 parking spaces and boasts advanced automation capabilities. It has achieved a BREEAM Very Good certification and will serve as a strategic EMEA distribution hub for its global tenant. The property is located adjacent to another company managed warehouse leased to the same tenant.

Rasmala collaborated with GARBE Industrial Real Estate Netherlands from the project’s inception, alongside the main contractor, Systabo. Despite complex cross border structuring and regulatory challenges, the team ensured the timely delivery of the custom built facility that meets the tenant’s sophisticated logistical needs.

This successful project further cements Rasmala’s position as a regional leader in originating and developing greenfield real estate investments across Europe’s prime locations.
